Loyalty, Loyalty.

Summer Sunflower

As hard working Realtors, we get sad, mad, angry or plain disillusioned, when after weeks, months and yes many times, years of hard (free) work for a particular client, we get dumped for another Realtor.

Most people not working in the field of Real Estate just don't get it, even when it gets explained to them (sometimes repeatedly) that ALL listings go into the MLS. This is the multiple listing service on the world wide web which every single person gets to view. So how does your listing get sold?

Customer sees property online, calls Realtor, visits property, customer likes it, makes offer, and the Realtor takes it from there.

Did you know?????????? Open houses are SO SO SO SO passe! Realtors do open houses ONLY to placate customers who really believe that this function is what will get their property sold. Rarely does it.

Everything is online including Real Estate and all real estate related inquiries. The statistics show that about 90% of all inquiries come from the web.

Be kind to your Realtor and show loyalty. We work very very hard for absolutely no money until a property sells. If you are unhappy with your Realtor, just speak up. As the consumer you hold all the power.

Happy house hunting!!

Beautiful White Ladyslippers, a sure sign that Summer is on the way.

Majestic Mount Washington at Sunset.

Living Green and Tire Kickers!

Hello there and how is life treating you? What a glorious day here in the valley. It's is a balmy 86 degrees which is rather unusual for April but sometimes, we are blessed with these kinds of days in early spring.

It is not easy for buyers and sellers who have never worked in Real Estate to know and understand any of the machinary that goes into keeping the wheels well oiled. When someone calls a Realtor to list their home for sale, or to view a home for sale, there's a lot more than just a 'phone request that has to happen before these things actually get accomplished. A slew of paperwork is always involved for the Realtor, as well as a myriad of 'phone calls to other Realtors who may have the particular property listed for sale.

So, you ask, what's the big deal?

Well, the big deal is if a client gets a Realtor to list their home for sale, and this get's accomplished, then the client decides they don't wish to sell after all, a lot of time and money has been expended pretty much for nothing. By this time, many more people have become involved in the process, including prospective home buyers and their Realtors. Laws have become complex and involved, and the paperwork that went into getting the property listed was huge. A greener way to do business is to make REALLY sure you want to sell your property before contacting a Realtor and getting the wheels in motion.

How about just spending a weekend looking at other peoples homes with no intention of buying. Well, if a person is really not interested in purchasing a property but wants to look, this can be problematic to many parties. The individual/s selling their properties are trusting the privacy of their personal space to perfect strangers. They "trust" that the parties viewing their home are serious about purchasing. Having non-serious viewers insist on seeing peoples homes is sort of like having an open house to strangers just so that can see your home decor, right?

Wanting to view property (like listing a property) is not just a one 'phone call event to any Realtor. That Realtor has to check with the listing agent of the property (if said property is not listed with the Realtor contacted). The owners must usually be contacted to ensure what day, time etc. is ok for the viewing. Paperwork has to be completed, etc etc etc. In other words, a lot of work.

Also, while we are talking about going Green as a nation, driving around aimlessly to look at homes with no intention of buying is not a great utilization of fossil fuels.

Hope this information was educational and informative. Don't forget to call me with any questions. I love to discuss Real Estate and to answer any questions you may have.

Let's think, live and act GREEN, it's a great color for our planet.

Spring has Sprung!

Hello everyone! Here we are in the beautiful white mountains of Northern New Hampshire and looking very forward to the first signs of Spring.
Here is a lovely photo of a field in Crawford Notch.
Each June these Lupines spring to life.

Conway and northern NH has been a popular
tourist and second home destination since the
1800's. I've been a realtor for over 20 years
so really know the area and the business.

DID YOU KNOW? Realtors DON'T earn any
money unless they complete a transaction. Be kind to your realtor who may spend many hours driving you to see listings, completing legal paperwork, contacting other realtors on your behalf and preparing for your listings or closings.

Loyalty really counts! If you are satisfied with your realtor, stay with them. We really appreciate
return business and loyal customers. We work
very hard on your behalf, and only get paid when
a sale happens!

Email me with all your questions. I'll be happy to help you out. And call me for all the latest news and property listings here in Conway NH.

I am licensed in NH and also Maine which is just across the border.
