Living Green and Tire Kickers!

Hello there and how is life treating you? What a glorious day here in the valley. It's is a balmy 86 degrees which is rather unusual for April but sometimes, we are blessed with these kinds of days in early spring.

It is not easy for buyers and sellers who have never worked in Real Estate to know and understand any of the machinary that goes into keeping the wheels well oiled. When someone calls a Realtor to list their home for sale, or to view a home for sale, there's a lot more than just a 'phone request that has to happen before these things actually get accomplished. A slew of paperwork is always involved for the Realtor, as well as a myriad of 'phone calls to other Realtors who may have the particular property listed for sale.

So, you ask, what's the big deal?

Well, the big deal is if a client gets a Realtor to list their home for sale, and this get's accomplished, then the client decides they don't wish to sell after all, a lot of time and money has been expended pretty much for nothing. By this time, many more people have become involved in the process, including prospective home buyers and their Realtors. Laws have become complex and involved, and the paperwork that went into getting the property listed was huge. A greener way to do business is to make REALLY sure you want to sell your property before contacting a Realtor and getting the wheels in motion.

How about just spending a weekend looking at other peoples homes with no intention of buying. Well, if a person is really not interested in purchasing a property but wants to look, this can be problematic to many parties. The individual/s selling their properties are trusting the privacy of their personal space to perfect strangers. They "trust" that the parties viewing their home are serious about purchasing. Having non-serious viewers insist on seeing peoples homes is sort of like having an open house to strangers just so that can see your home decor, right?

Wanting to view property (like listing a property) is not just a one 'phone call event to any Realtor. That Realtor has to check with the listing agent of the property (if said property is not listed with the Realtor contacted). The owners must usually be contacted to ensure what day, time etc. is ok for the viewing. Paperwork has to be completed, etc etc etc. In other words, a lot of work.

Also, while we are talking about going Green as a nation, driving around aimlessly to look at homes with no intention of buying is not a great utilization of fossil fuels.

Hope this information was educational and informative. Don't forget to call me with any questions. I love to discuss Real Estate and to answer any questions you may have.

Let's think, live and act GREEN, it's a great color for our planet.
